The Compliance Report is available in both the ACT and NSW

The compliance report is when the inspector orders the building files, or the local shire equivalent in NSW, and is sent page after page of what was approved to be built on that building site.

The inspector then examines the building conveyancing files, and compares what was approved and what is there now. If there is any significant difference he reports what that significant difference is.

Sometimes people build additional building spaces and think they will not need approval and will live there a long time. Then circumstances have them change their mind.

Structures that do not comply with the approved drawings are known as unapproved structures. The most notable this inspector has come across was a whole second story to a house.

The unusual non-approved structures are covered pergolas that are too big, too tall and so on, or decks that are not exempt from needing approval. Pools can be included as can extensions in general.

It is possible to get unapproved structures approved, but this involves usually engaging someone to draw up drawings showing the additions, and then engaging a certifier to get these approved.
