Property Inspections ACT – All the Reports You Need To Sell Your Home

In ACT the property inspections needed for basically fourfold. They are the Building Report, the Timber Pest or Termite Report, and there is the Energy Efficiency Rating and the Compliance Report. In addition to these are the conveyancing files that are needed from ACTPLA. These are not required for units or commercial buildings.

ACT is the only state or territory where Property Inspections are mandatory by legislation. It has been a contentious issue with some rogue inspectors not really that qualified giving reports. But in the main, building inspectors, like all others, are basically just trying to etch out a living.

The Building Inspection:

The first report you usually see in a report is the Building Inspection Report. That is done by the building inspector. It includes structural issues and may or may not include electrical and plumbing workability. We do inspect those items.

The Timber Pest Inspection:

The next Canberra property inspection is the termite and timber pest inspection. This may be from a different inspector or it may not be. The building inspector is not necessarily qualified to inspect for timber pests.

The Energy Efficiency Rating:

The third Canberra property inspection is the energy efficiency rating and that needs to be done by a building accessor who is approved by the ACT government to do the work. This is where you learn about the energy efficiency of the home. This inspection is useful and in it, you will find tips on how to improve the energy to get a better rating.

The Compliance Report:

The last inspection is the compliance report and this is where your inspector compares what is on your building site to what is approved by the ACT Planning Authority to be there.

These, along with the conveyancing files, are put into your contract.
